A new way of doing business was celebrated in Sydney on 14 October 2022 with the launch of an inspirational new commercial business address.
The launch of Poly Global’s Poly Centre at 210 George St is the culmination of a six-year vision to change the way global and Australian businesses and their workers interact with each other and their environment.
Completed on time and with leasing contracts advanced for more than half the building, the complex project creates a new standard for commercial property in Australia.
Han Sun, Executive Director of Poly Global’s Asset Management Team said during the launch, “6 years ago, we acquired this landmark deal and named it Poly Centre. We began our journey of transforming conventional business environment towards a more breathable workplace, boasts of natural light, air and a focus on wellness and sustainability in this exceptional precinct.”
The 19,700 sqm, 27-storey workplace with a mix of retail and commercial services on the ground floor is part of an ensemble of buildings that will transform this historic harbourside neighbourhood into a leading-edge innovation, creative and commercial district.
Designed by international architecture practice Grimshaw, to a catalyst in the transformation of the historic neighbourhood into a leading-edge innovation and creative commercial district. The Poly Centre’s solid, sculpted core sits on the Eastern boundary of the site, while West-facing George Street floorplate is expressed as a continuous glazed vertical element spanning the length of the tower, ideal for flexible workplace.
The award-winning design of the Poly Centre responds to Sydney’s grand civic architecture. The Poly Centre honours this heritage while advancing it into the future by embracing the beauty of Sydney and its climate.
Sydney office buildings of the early 20th century featured terraces, windows which opened, arches and vaulted spaces which celebrated the interior space of these buildings and the commerce they hosted.
While these buildings traditionally connected to the street, Poly Centre Sydney’s evolutionary Air Village design provides selected office floors featuring some double-height spaces, allowing for exceptional natural light penetration and flexibility for future tenants.
The dual-floor design of the building creates a new level of open-plan working, facilitating increased energy, connectivity and productivity for businesses. Stunning architectural details are featured. These include dramatic archways, double-height floor-to-ceiling windows and open-air balconies. Tenants requiring larger spaces can opt for adjacent floors which can be connected, resulting in four-storey height workplaces. All workspaces can be customised for each tenant’s specific needs.
Poly Centre Sydney’s Air Village design has already received international acclaim, winning the 2020 MIPIM Architectural Review’s Future Project Award for office and office-led development.
With construction starting in May 2020 during a period of unprecedented challenges for the Australian construction industry, Poly Global is understandably proud that this exciting project is now complete and available for our tenants, who already include a major Australian bank and other blue-chip tenants. As part of our commitment to the building, we will be taking up a floor for our team members.
Contracts to purchase the site where the Poly Centre is now located were first exchanged in July 2016, with topping out for the building conducted in October 2021, practical completion reached in October 2022.
Constructed by leading Australian multi-disciplinary construction company BESIX Watpac, NSW General Manager Peter Furlong said the Poly Centre construction was anything but typical.
“The Air Villages incorporating double height precast columns, fascias and GRC pillars are the standout element for the project and the final product looks fantastic when walking along George Street.” Mr Furlong said.
“There are about 550 precast panels, each weighing up to 16 tonne, and over 1300 curtain wall panels, in this structure and the complex façade with curves and GRC elements required careful design and construction coordination to achieve the detail we have today.
“Friday’s grand opening was wonderful celebration of this stunning new addition to the iconic George Street in Sydney and a chance for us to celebrate our team members who helped bring this incredible vision to life despite the many challenges they faced including site constraints, a Global pandemic and record rainfall.”
Colliers International and JLL are the leasing agents for the Poly Centre. Colliers International’s National Director of Office Leasing, Robert Gishen announced during Poly Centre’s recent opening ceremony that two new leases have been executed to two top Australian companies and heads of agreement executed for four-floor occupier which has a global brand. Rob went onto say that demand for the property is strong and Heads of Agreements are under negotiation.
“The tenant we have secured are all progressive companies and brands and have endorsed the project that will assist us in the leasing campaign going forward.”
JLL’s Managing Director of NSW, Andrew Ballantyne said during Poly Centre’s opening ceremony “The Circular Quay precinct is Australia’s premier commercial address. However, 10 years ago we all felt that Circular Quay required significant infrastructure investment and a new generation of office buildings to be relevant to modern corporate occupiers. Poly Global had the vision to be part of this regeneration story and acquired 210-220 George Street in 2016.”
